Where Rowhome Roofs Actually Fail

Almost every Philadelphia rowhome has a low-slope roof, which behaves nothing like the pitched roof most roofing advice is written about. Water does not run off it. It sits, finds the lowest point, and exploits whatever detail was done poorly.

That is why rowhome roofs rarely fail in the middle of the field. They fail at the parapet wall, at the drain or scupper, at the flashing where the roof meets a neighbour’s higher wall, and around anything that penetrates the surface. Those are the places to inspect and the places to get right.

The other rowhome complication is that your roof touches your neighbours’ on both sides. Work at a shared parapet has to account for both houses, and a leak that appears in your ceiling does not always originate above your own roof. Whatever the water reached inside — ceilings, drywall and paint, or a finished attic — we repair in-house.

Do I need a repair or a whole new roof?

It depends on whether the field of the roof is sound and the failure is a detail, or the membrane itself is finished. If the surface is within its service life and the leak traces to flashing, a seam, a drain or a penetration, a proper repair will hold for years. If the membrane is at the end of its life, or has already been patched repeatedly in different places, further repairs become throwing money at a roof that will keep failing somewhere new. We inspect the details and the field, then tell you which situation you are in. A contractor who recommends replacement without inspecting the interior has not done the diagnosis.

How long does a flat roof last in Philadelphia?

It depends heavily on the material and considerably more on how well the details were done and whether water actually leaves the roof. Two roofs of the same material and age can be a decade apart in condition based on drainage alone: standing water is what shortens a low-slope roof, and a blocked or badly placed drain will age a good membrane fast. Sun exposure and the number of penetrations matter too. Rather than quote a generic lifespan, we would rather inspect yours and give you a written assessment of its actual condition and the remaining life we think it has.

My roof is shared with my neighbours. Does that complicate things?

It adds considerations rather than obstacles, but they are real ones. On a rowhome, the parapet walls between properties are a shared boundary, and work at that junction affects both houses. It also means a leak appearing in your ceiling does not always originate above your own roof — water can travel from a failure on the neighbouring side and show up on yours. We trace the source properly before proposing work, because repairing your own roof will not help if the failure is next door, and we would rather tell you that than sell you a repair that changes nothing.

Can you inspect a roof before I buy the house?

Yes, and it is one of the more useful inspections you can get on a Philadelphia rowhome. A general home inspection will note obvious problems, but low-slope roofs hide their condition well and the details that matter most are easy to walk past. We give you a written assessment covering the membrane’s condition and remaining life, the state of the parapets, drains and flashing, evidence of previous patching — which tells you a lot about a roof’s history — and any signs of water having already reached the structure. Knowing whether you are inheriting a five-year roof or a one-year roof is worth having before you close.

Will you repair the ceiling the leak damaged?

Yes, and it is included in the estimate. This is where being a full contractor rather than a roofing-only company matters. A roofer will typically stop at the roof, leaving you to find somebody for the stained ceiling, the ruined drywall and the paint. Because we handle drywall, paint and flooring in-house, the interior repair is part of the same scope and the same number. We also wet-test the roof repair before closing the ceiling back up, because finishing the interior over a repair nobody has verified is how you end up doing it twice.
